- Small and mid-size contractors (1–25 users) who bill against a BOQ: pick an India-built app that does RA bills, the measurement book, labour, material and GST together. Examples are True Site Sync, Onsite, Powerplay and Sirex.
- Teams that only need tasks and to-dos: a general tool such as Zoho Projects (it has a free tier).
- Large developers and EPC firms: Procore for project controls, and Oracle Primavera P6 for scheduling large infrastructure jobs.
- Attendance only: a free hajiri app is enough.
Disclosure: True Site Sync publishes this guide and is one of the tools listed. Competitor prices come from the source linked in each row and were checked on 13 October 2026. We list our own limits as plainly as anyone else's. Confirm prices on each vendor's site before you buy.
What changed in 2026, and why contractors are switching now
Searches for construction software in India now come mostly from phones and from small firms. People search for "app", "for small contractors", "free" and "AI" more than for "ERP". Four changes are behind this:
The Labour Codes are in force
The four codes took effect on 21 November 2025, and the Central Rules followed on 8 May 2026. Contractors now need clean attendance, wage and licence records. See Labour Codes for contractors.
Mobile-first field apps
Site engineers log progress, labour and material on a phone. Desktop-only ERPs aren't used on site, so the data never arrives.
Offline is a must
Basements, highways and rural sites lose signal. An app that stalls without internet gets abandoned within a week. See offline construction app.
AI that actually helps
The useful AI features are reading measurements, drafting DPRs and flagging cost overruns early, not chatbots. See AI construction management software.

Each tool in brief: strengths and watch-outs
1. True Site Sync: best value for small and mid-size contractors
True Site Sync is built for Indian contractors. It covers the measurement book, RA bills against the BOQ, GST invoices, labour attendance, material, petty cash and DPRs in one app. It runs on the web, Windows and Android, keeps working offline and syncs when the signal returns. One company plan covers a set number of users, so adding a site engineer doesn't add a per-user fee.
Watch-outs: the interface is in English only, with no Hindi yet. It isn't a BIM tool or a CPM scheduler for large infrastructure, so use Primavera for that.
2. Onsite: per-user plans with add-ons
Onsite is an Indian construction management app for site, labour, material and payment tracking. Its pricing page lists Business at ₹12,000 per user per year with a 3-user minimum, and Business+ at ₹15,000. Attendance is a separate add-on at ₹20,000 a year.
Watch-outs: per-user pricing climbs fast once supervisors and store keepers need logins. Price the add-ons you need. See Onsite alternative.
3. Powerplay: one plan for the whole company
Powerplay is an Indian construction app sold as company-wide plans. Pro is listed at ₹71,999 a year and Pro+ at ₹1,19,999.
Watch-outs: the user limit for each plan isn't published, so ask for it in writing. For a small team, compare the yearly total with per-user tools. See True Site Sync vs Powerplay.
4. Sirex: per-user pricing for contractors and builders
Sirex launched as construction management software for Indian contractors and builders. Its launch release lists ₹3,600 per user per year for contractors (minimum 5 users) and ₹5,000 for builders.
Watch-outs: it's a newer product, so ask for references from firms your size and check how its billing handles your BOQ.
5. Zoho Projects: general tasks, not construction billing
Zoho Projects is a good, low-cost task and project tracker with a free tier. It's a sensible pick if you already use Zoho Books.
Watch-outs: it isn't built for construction. There's no BOQ, measurement book or RA bill, so billing stays in Excel. See True Site Sync vs Zoho.
6. Procore: the enterprise standard
Procore is the global platform large developers and EPC contractors use for document control, RFIs, quality and subcontractor coordination. It is quoted on your annual construction volume.
Watch-outs: it costs too much and does too much for most Indian contractors, and Indian RA billing and GST workflows need extra setup. See Procore alternatives in India.
7. Oracle Primavera P6: scheduling for big infrastructure
P6 is the standard for detailed CPM schedules on highways, metros and large EPC jobs, where client contracts often require it.
Watch-outs: it's a scheduler for planning engineers. Site capture, labour and billing need another tool alongside it.
8. Free hajiri and attendance apps
Fine if attendance is all you need.
Watch-outs: attendance alone doesn't connect to wages, measurement, billing or profit, so the rest stays on paper and WhatsApp.
Which one fits you? Pick in 2 minutes
1–5 users, small contractor
Pick a low-cost India-built app with RA billing and offline use. Total cost matters most, so check plans priced around ₹2,400–6,000 a year.
5–25 users, several sites
You need one view across sites, BOQ vs actual cost and role-based access. Compare per-user and company plans at your real headcount. See multi-site software.
25+ users, builder or developer
Add approvals, subcontractor billing and audit trails. Book demos and ask for a pilot on one project. See subcontractor billing.
EPC or large infrastructure
Use Primavera P6 for scheduling, plus Procore or an ERP for controls. Keep a light field app for daily site capture.
What 5 and 12 users actually cost (with 18% GST)
Arithmetic on the published list prices above. The features in each plan differ.
| Plan | 5 users / yr incl. GST | 12 users / yr incl. GST |
|---|---|---|
| True Site Sync (Starter / Business) | ₹6,018 | ₹14,160 |
| Sirex contractor (₹3,600/user, min 5) | ₹21,240 | ₹50,976 |
| Zoho Projects Premium (₹280/user/month) | ₹19,824 | ₹47,578 |
| Powerplay Pro (user limit not published) | ₹84,959 | ₹84,959 |
| Onsite Business (₹12,000/user) | ₹70,800 | ₹1,69,920 |
7 features Indian contractors should insist on
1. RA bills from the measurement book
Bills built from measured quantities against the BOQ, not typed-in invoices. See the RA bill format.
2. GST, TDS and retention
Correct GST, TDS under Section 393 (formerly 194C) and retention on every bill.
3. Works offline
Site entries save without signal and sync later.
4. Labour Code-ready attendance
Daily muster, wages and advances in one record you can show an inspector.
5. BOQ vs actual cost
See overruns while the job is running, not at the final bill. See BOQ vs actual.
6. Material in and out per site
Stops leakage and supports material reconciliation.
7. Exports and a real trial
PDF and Excel exports for clients and your CA, and a trial without a sales call.

Is free construction management software enough?
Only for one job. Free attendance apps and Excel cost nothing, but nothing connects: attendance doesn't flow into wages, measurement doesn't flow into the bill, and the bill doesn't show profit. The real cost is re-typing, late RA bills and leakage nobody sees. A paid plan at a few thousand rupees a year usually pays for itself with one bill that goes out a week sooner. Avoid "lifetime free" cracked software, because your billing data is worth more than the licence. See Excel alternatives.
Frequently asked questions
Which is the best construction management software in India?
It depends on your size. Small and mid-size contractors who bill against a BOQ get the most from India-built apps that combine RA billing, the measurement book, labour, material and GST, such as True Site Sync, Onsite, Powerplay or Sirex. Large developers and EPC firms use Procore for controls and Oracle Primavera P6 for scheduling.
What is the best construction management software for small contractors in India?
Pick a low-cost, mobile-first app that works offline and makes RA bills from the measurement book. True Site Sync starts at ₹2,400 a year for one user and ₹5,100 a year for up to 5 users, plus GST, with a 6-day free trial.
Is there free construction management software in India?
There are free attendance (hajiri) apps, Zoho Projects' free tier for tasks, and free trials of paid apps. Free tools rarely cover BOQ, RA billing and GST together, so most contractors need a paid plan for billing.
How much does construction management software cost in India?
Published prices start at about ₹2,400 a year for one user. Per-user plans from Indian vendors run roughly ₹3,000–15,000 per user per year, company plans can run to ₹72,000–1,20,000 a year, and global tools are quoted in lakhs. Add 18% GST.
Which construction management app works offline?
Check offline use in a trial by switching off mobile data on site. True Site Sync saves entries offline and syncs when the signal returns.
Is Procore available in India?
Yes. Procore sells to large Indian developers and EPC firms and quotes on annual construction volume. Most small and mid-size contractors find an India-built tool cheaper and closer to their RA billing and GST workflows.
Does construction management software help with the new Labour Codes?
Yes, if it keeps daily attendance, wages and advances in one record. The four Labour Codes took effect on 21 November 2025, so contractors need records they can show an inspector.
